How to Use This Printable

  1. Write your down payment target at the top of your notes.
  2. Log your contribution each month.
  3. Add it to the previous Running Total for the new total.
  4. Keep going until the running total hits your target.

Setting the target

Pick a purchase price range, then a down payment percentage, and work backward to a dollar figure. Add closing costs and a moving buffer, since those are due at the same time and are usually underestimated.

Where to keep the money

A down payment you expect to use within a few years belongs in a savings account, not in investments. The goal is that the full amount is there on the day you need it, not maximum growth in the meantime.

How to use the tracker

Set the target at the top and log each deposit with its date and a running total. A balance visibly climbing toward a specific number is easier to protect from being spent on something else.

FAQ

How big should a down payment be?
It depends on your loan type and lender, common ranges run from a few percent to 20% of the home price; use whatever target your lender confirms for your situation.
Does this include closing costs?
No, it's just for the down payment itself; budget separately for closing costs, which are typically a few percent of the purchase price on top.
Should this money be invested while I save?
Most people keep a house down payment fund in cash or a high-yield savings account rather than invested, since it may be needed on a short timeline.
What if my target home price changes?
Recalculate your down payment target and adjust future monthly contributions from that point forward.
What if I need more than 12 months to reach my goal?
Print a second sheet and continue the Running Total from where the first one left off, so the number keeps building across sheets instead of resetting.
